Jubilee typically adopts a core-plus and value-added approach to investing in real estate by selecting assets which have limited downside risk and the potential to generate strong risk-weighted returns through active asset management, repositioning and capital growth in our target markets in the UK and US. We focus on cities with strong fundamentals in population growth, employment prospects, industrial diversification and transportation links and typically seeks to invest in well located, defensible office, industrial and residential assets.
Our strategy focuses on two principles:
- By acquiring assets at valuations below replacement cost in stable or strengthening locations either through historic mismanagement, poor leasing strategy or other deficiencies
- By acquiring assets in locations with evident supply & demand imbalances protected by natural or market-imposed barriers to entry such as lack of developable land plots and stringent regulations
- By acquiring assets at below market rents with opportunity to re-gear leases or strengthen covenants
- By acquiring assets in good secondary locations with repositioning, refurbishment, conversion, in-fill or redevelopment opportunities
